Every lead source into Salesforce, tagged.
Real estate investors get leads into Salesforce through Web-to-Lead for website forms, Lead Capture for Facebook lead ads, CallRail for calls, and imports for lists. Google Ads can then learn from which leads became contracts. Here’s each route, what it needs, and the rules that keep the source on the record to the closed deal. How to label sources, situations and campaigns without a mess: tags, fields or campaigns. Loading a purchased or skip-traced list: import without duplicates. For phone calls, see call tracking for real estate investors.

Why connect Google Ads to Salesforce?
Without it, Google Ads optimizes toward form fills, and a tire-kicker counts the same as a motivated seller. With Conversion Import, you send “Under Contract” or “Closed” stage changes back as conversions, so bidding favors the keywords that produce contracts. Google’s requirements: the API enabled, a 255-character GCLID field on Lead and Opportunity mapped on conversion, field history tracking on lead status or opportunity stage, auto-tagging, and a hidden GCLID field on your form. Clicks older than 90 days aren’t imported, and the legacy integration lost support on May 31, 2025. source · legacy
Which stages to send, how to count phone calls and how to tell it’s working are in the Google Ads offline conversions guide.
What rules keep lead sources clean?
One picklist, set automatically
Lead source is a picklist, set by the form, the integration or the import, never typed. Free text breaks every report.
Source survives conversion
Map lead source and GCLID from Lead to the deal. If the source is lost at contract, cost per deal becomes a guess.
Duplicates merge, sources don’t vanish
The same seller from a mailer and a web form: keep the first source, record the second touch. Duplicate rules can alert or block.
Every new lead gets a task
