QuickBooks + Salesforce for real estate investors.
QuickBooks Online connects to Salesforce through third-party connectors like Breadwinner, DBSync or Workato, which sync invoices, payments and customers. For investors, the payoff is assignment fees invoiced from the deal and paid status in Salesforce reports, so you see realized revenue and cost per deal by lead source.
- The common QuickBooks connectors are third party: Breadwinner and DBSync (packages) or Workato and Zapier (integration platforms). Breadwinner · DBSync · Workato
- For investors the point is realized revenue on the deal: the assignment fee invoiced from Salesforce, and paid status visible in Salesforce reports.
- Mapping fees and marketing costs is a design decision. No connector does it out of the box.
Which QuickBooks connectors work with Salesforce?
| Connector | Type | What syncs (per the vendor) | Notes |
|---|---|---|---|
| Breadwinner for QuickBooks | AppExchange package (third party) | Two-way sync of invoices and customers; invoice status (paid, overdue, due); payments; bills and purchase orders. Invoices can be created from Opportunities, Accounts, Orders or custom objects. | QuickBooks Online. One vendor screen calls QuickBooks data “read-only inside Salesforce”, so confirm direction per object. |
| DBSync | Package plus scheduler (third party) | Accounts/Contacts ↔ Customers, Products ↔ Items, Opportunity ↔ Invoice, Sales Receipt or Credit Memo; history migration | Sync by buttons or schedule. Opportunities need an Account and Standard Price Book products. |
| Workato | Integration platform | QuickBooks Online: 27 triggers, 87 actions. Salesforce: 16 triggers, 36 actions. | Most flexible; you design each recipe. |
| Zapier / Make | Integration platform | One-way “when X, do Y” steps | Good for simple hops; weaker for two-way accounting sync. |

What should an investor track across Salesforce and QuickBooks?
| Number | Lives in | Why it matters |
|---|---|---|
| Contract price, assignment price, assignment fee | Salesforce (deal) | The fee is a formula on the deal, so every report uses the same math |
| Invoice for the fee, paid date | QuickBooks, status synced to Salesforce | Separates fees you expect from fees you collected |
| Marketing spend by campaign | QuickBooks bills, totals pushed to Salesforce campaigns | Lets Salesforce compute cost per deal by source |
| Closing costs on double closes | Salesforce (deal) | What you actually kept; see double closing costs |
| Cancelled or renegotiated contracts | Salesforce (deal) | Fall-outs come out of campaign ROI |
What does the flow look like for a wholesaler?
1. Deal closes in Salesforce
Stage moves to Closed. The assignment fee is already on the deal as a formula.
2. Invoice created
The connector creates a QuickBooks invoice to the end buyer or title company for the fee, from the deal.
3. Payment comes back
When QuickBooks shows it paid, the status updates on the deal. A “Closed – Paid” report shows realized fees by month and by lead source.
4. Spend meets revenue
Monthly marketing totals by campaign (mailers, PPC, skip tracing) land on Salesforce campaigns, and cost per deal becomes a report instead of a spreadsheet.
Questions
Does Salesforce integrate with QuickBooks Online?
Yes. The common routes are third-party connectors such as Breadwinner and DBSync, integration platforms such as Workato, or Zapier.
Can Salesforce create QuickBooks invoices from a deal?
Breadwinner says invoices can be created from Opportunities, Accounts, Orders or custom objects, and DBSync maps Opportunities to invoices, sales receipts or credit memos.
Should my accountant work in Salesforce?
No. Keep the books in QuickBooks. Sync only what Salesforce needs for reporting: invoice status, paid date and campaign spend totals.
Can I see profit per lead source in Salesforce?
Yes, if assignment fees live on the deal, the deal keeps its lead source, and marketing spend is recorded on campaigns. Then a report can show fees and cost per deal by source.
