Best CRM for wholesalers in 2026.

There isn’t one best CRM for wholesalers. There’s a best one for your team size and the tools you already use. Below are 11 options compared on the things that matter for wholesaling, with every feature and price linked to the vendor’s own site.

Short version
  • Want calling, texting, lists, skip tracing and buyer sites in one login? Look at the all-in-one investor CRMs: REsimpli, FreedomSoft, REI BlackBook.
  • Already have a dialer and data, and want strict follow-up workflows? InvestorFuse / CarrotCRM.
  • Want to build your own process as you grow past a few reps or markets? Salesforce, with setup help.
  • BatchLeads and DealMachine are data tools, not pipeline CRMs. Follow Up Boss and HubSpot aren’t built for investors.

Disclosure: I build Salesforce CRMs for investors, so I have a bias. To keep it in check, every feature and price below comes from the vendor’s own site, linked in the row. I don’t list Salesforce prices: most businesses get a discount from a Salesforce account executive based on the business and number of users.

InvestorFuse (now also CarrotCRM): follow-up discipline

Carrot owns InvestorFuse and sells the same software as CarrotCRM. It’s built around workflows that tell each rep the next action, plus automated KPIs and a rep scorecard. It doesn’t describe a built-in dialer, list building or skip tracing; calls come through partners like smrtPhone. InvestorFuse features · Carrot

Salesforce: build your own process

Salesforce isn’t a wholesaling product out of the box. You (or someone like me) build Property, Offer, Buyer and Assignment records, the automations and the reports. Dialers and texting come from add-ons or AppExchange apps, and data from tools like BatchLeads, which lists a Salesforce integration. Salesforce objects · Sales Dialer · BatchLeads

  • Good fit: teams with several reps, markets or entities who want their own process, deeper reporting and a system that can grow with them.
  • Watch for: it needs setup. Starter allows 0 custom objects, so a Property record needs Professional or higher. Starter limits · Professional limits
  • Price: quoted. Most businesses get a discount from a Salesforce account executive based on the business and number of users. The edition picker tells you what to ask for.

BatchLeads and DealMachine: data tools, not CRMs

BatchLeads (owned by PropStream since July 2025) does list stacking, enrichment and driving for dollars, and has no deal pipeline. DealMachine moved to per-user plans with data credits in July 2026, and its own comparison lists SMS as not included. Most teams pair either one with a CRM. PropStream acquisition · DealMachine pricing

Follow Up Boss and HubSpot: built for someone else

Follow Up Boss is built for agent teams: great routing and texting, no list or dispositions tools. HubSpot is a solid small-business CRM, but a custom Property object needs the Enterprise tier. Follow Up Boss · HubSpot objects More: Salesforce vs Follow Up Boss.

How to choose in 15 minutes

  • Count the logins. One to three people: an all-in-one is usually enough. Five or more reps, VAs or markets: look harder at reporting, permissions and custom records.
  • List the tools you’ll keep. If you love your dialer and data provider, you don’t need them bundled.
  • Price the usage, not the plan. Texts, minutes, skip tracing and AI are billed on top for most of these.
  • Ask how you get your data out. Export, API or Zapier. You’ll care the day you switch.
  • Test one deal end to end in the trial. Lead in, call, offer, contract, buyer, assignment. Where you hit copy-paste is your answer.

Questions

What is the best CRM for wholesalers in 2026?

It depends on team size and what you already use. All-in-one investor CRMs like REsimpli, FreedomSoft and REI BlackBook bundle calling, texting and lists. InvestorFuse focuses on follow-up workflows. Salesforce fits teams that want their own process and deeper reporting and are willing to set it up.

What is the cheapest CRM for wholesaling?

Podio has a free plan and paid plans from $11.20 per user a month on annual billing, but you build everything yourself. REI BlackBook starts at $97 a month with a 500-contact cap. These are published prices from October 2026.

Is GoHighLevel good for wholesaling?

It handles funnels, texting and workflows well, but skip tracing, list stacking and cash buyer search aren’t built in, and calls and texts are billed by usage. Its real estate page targets agents and brokerages.

Is Salesforce too much for a small wholesaler?

Often, yes. A solo wholesaler closing a few deals a month is usually fine on an investor CRM. Salesforce starts making sense with several reps, markets or entities, or when you need reports your current CRM can’t do.

Is BatchLeads a CRM?

Not really. BatchLeads is a data and outreach tool with list stacking, enrichment and click-to-dial. It has no deal pipeline, so most teams connect it to a CRM.

How much does Salesforce cost for a wholesaler?

I don’t quote list prices. Most businesses get a discount from a Salesforce account executive based on the business and number of users. Use the edition picker to work out which edition to ask about.
