Salesforce for private and DSCR lenders: the loan pipeline, borrower to payoff.

If you lend to investors, your borrowers are home-buying companies, flippers and landlords, and their deals move fast. Most small lending shops track that in a mix of email, a loan servicing tool and a spreadsheet of who's in the pipe. This page is how I'd lay out a private, hard money or DSCR lender's pipeline in Salesforce, using the same patterns I use for investor teams.

Where this comes from. Most of my Salesforce work is for buying companies, not lenders. What carries over is the investor side: deal records, campaign tracking, follow-up that doesn't depend on memory. Lending has its own rules on disclosures and data. Check those with your counsel and your servicing provider before you build anything around them.

The data model

Keep it close to standard Salesforce objects so reports and integrations just work:

ThingSalesforce objectNotes
Borrower companyAccountMost investor borrowers buy through an LLC; one account per entity, linked to the person behind it
Borrower, guarantor, brokerContactOne person can be a guarantor on several entities; use contact roles

Loan stages

  1. Inquiry. Borrower or broker sends a deal. Speed matters here as much as it does for a wholesaler's seller lead. The borrower usually has other lenders on the same deal.
  2. Term sheet sent. Rate, points, leverage and conditions out the door, with an expiry date.
  3. Application and docs. Entity docs, track record, bank statements, insurance.
  4. Underwriting. Valuation, title, the DSCR or leverage check.
  5. Clear to close. Conditions met, closing scheduled.
  6. Funded. Hand-off to servicing, whatever you use for it.
  7. Paid off or refinanced. Close the loop and trigger the next conversation with the borrower.
  8. Lost. With a reason: rate, speed, leverage, deal died, went with another lender.

"Lost, reason: speed" is the one to watch. If it shows up often, the fix is usually in the first two stages, not the rate.

Conditions and draws without the email chain

The slow part of most private loans is the list of things you're waiting for. Put each condition on the loan as its own line with an owner (borrower, title, insurance, you) and a due date. A Flow sends the borrower a reminder for anything they owe, and the loan officer sees one list instead of searching email.

Draws work the same way. Each draw request is a record: amount, line items, inspection date, approved amount, funded date. The borrower can submit through a simple form so the request lands in Salesforce instead of a text message.

Repeat borrowers are the business

A good investor borrower does several deals a year. The CRM should make the second loan easier than the first:

  • Track record on the account: deals done with you, on time or late, average loan size.
  • Documents on file with an expiry date (entity docs, insurance), so you only ask for what's out of date.
  • A task when a loan is a few weeks from maturity, to talk about payoff, extension or the next deal.
  • A simple tier for borrowers who close often and pay on time, so they get the fast lane.

It's the same idea as a wholesaler's VIP buyer tier in dispositions: the best repeat customers should get noticed automatically, not when someone remembers.

The reports a lending owner looks at

  • Pipeline by stage and expected funding date
  • Time from inquiry to term sheet, and from term sheet to funding
  • Lost loans by reason
  • Funded volume by referral source (which brokers and partners send loans that close)
  • Loans maturing in the next 60 days
  • Borrowers with expiring documents

For the DSCR math itself, the free DSCR calculator shows the ratio from rent and PITIA and the max loan at a target ratio. The same formula can live as a field on the property record.

Questions

Is Salesforce a good fit for a small private lender?

It fits when you have several people working loans, many repeat borrowers or referral partners, and you want reports on speed and source. A one-person shop doing a few loans a month is usually fine with something simpler.

Can Salesforce replace our loan servicing software?

Usually not, and it doesn't need to. Use Salesforce for the pipeline, borrowers, conditions and relationships, and hand funded loans to your servicing system. Sync the key status back if you want it in reports.

Can borrowers submit deals and draw requests straight into Salesforce?

Yes. A web form or an Experience Cloud page can create the loan request or draw record directly, so nothing gets retyped from email.

Do you work with lenders?

My main work is with home-buying and wholesaling companies, and lenders who serve them are a natural fit. If you're already on Salesforce, the CRM Revenue Audit works the same way; if not, start with a free call.

Lending to investors and already on Salesforce?

The CRM Revenue Audit (USD 1,500 fixed, for teams already on Salesforce) checks speed to term sheet, follow-up, data health and the reports you run the business on. On another system? We can scope a move to Salesforce on a free 30-minute call.
