The formula

Total project cost = purchase + rehab + closing + holding + refinance costs New loan = ARV × refinance LTV Cash left in the deal = total project cost − new loan Monthly cash flow = rent − operating costs − new loan payment Cash-on-cash return = (monthly cash flow × 12) ÷ cash left in the deal

Worked example

Buy at $120,000, spend $35,000 on rehab, $3,000 closing and $4,000 holding. The house appraises at $210,000 and the lender refinances at 75%: a $157,500 loan. With $4,000 of refinance costs, the whole project costs $166,000, so $8,500 of your cash stays in. At 7.5% over 30 years the payment is $1,101 a month. Rent of $1,850 minus $550 of costs and the payment leaves $199 a month, a 28.1% cash-on-cash return.

Questions

What is the BRRRR method?

BRRRR stands for buy, rehab, rent, refinance, repeat. You buy a property below its after-repair value, renovate it, rent it out, then refinance at the new appraised value to pull your cash back out and use it on the next deal.

What does "cash left in the deal" mean?

It is the money you still have tied up after the refinance: everything you spent to buy, fix, hold and refinance the property, minus the new loan. A perfect BRRRR leaves zero or less, which means the refinance paid you back in full.

What loan-to-value do lenders use for a BRRRR refinance?

For investment properties, cash-out refinance lenders commonly lend around 70% to 80% of the appraised value. In Canada, conventional rental refinances are often capped at 80%. Check current terms with your lender, since they change with the market.

Is there a waiting period before refinancing?

Many lenders apply a seasoning period, often around six months of ownership, before they lend on the new appraised value instead of the purchase price. Some DSCR and portfolio lenders are more flexible. Confirm with your lender before you buy.

How do I track BRRRR deals across a portfolio?

Keep purchase, rehab, appraisal, refinance and rent figures as fields on each property record in your CRM, with cash left in and cash-on-cash as formulas. Then a portfolio report shows which deals recycled your capital and which did not.
