Assignment vs double close calculator.

Should you assign the contract or double close? Enter your contract price, the end buyer's price and your costs for each route to see what you actually keep, and how big the spread has to be before a double close is worth it.

The formula

Spread = end buyer's price − your contract price Assignment: you keep = spread − assignment costs Double close: you keep = spread − purchase closing costs − resale closing costs − transactional funding Break-even: a double close only pays off when you could not assign, or when assigning would cost you the deal

Worked example

You have a house under contract at $120,000 and a buyer at $140,000: a $20,000 spread. Assigning costs $500, so you keep $19,500. A double close adds $2,500 and $2,500 of closing costs plus 1.5% transactional funding ($1,800), so you keep $13,200, which is $6,300 less.

Questions

What is the difference between an assignment and a double close?

With an assignment you sell your rights in the purchase contract to the end buyer for a fee, and there is one closing. With a double close you actually buy the property and resell it, usually the same day, so there are two closings and two sets of costs.

When is a double close better?

When the contract cannot be assigned, when the seller or buyer would object to the size of the fee, or when a lender or the end buyer's financing does not allow assignments. It costs more, so it is a tool for protecting the deal, not for raising the profit.

What is transactional funding?

A short-term loan that funds your purchase in a double close and is repaid from the end buyer's funds the same day. Lenders usually charge a percentage of the purchase price, sometimes with a minimum fee. Get a quote before you count on it.

Is wholesaling by assignment legal everywhere?

Rules differ by US state and change over time. Several states now require disclosure, a license or registration for certain wholesaling activity. Check the current rules in your state, and in Canada check your provincial regulator, before you assign a contract.

How do I track fees by exit route?

Record the exit type (assignment or double close), the spread and every cost on the deal record in your CRM. Then you can report net fee per deal by exit route and by lead source, not just the headline number.
