How the numbers work
How do you calculate cost per deal in wholesaling?
Divide the total marketing spend for a channel by the number of deals that closed from that channel in the same period. Example: $6,000 on direct mail that produced 2 closed deals is a $3,000 cost per deal.
What is the difference between cost per contract and cost per deal?
Cost per contract divides spend by signed purchase contracts. Cost per deal divides spend by closed (funded) deals. The gap between them shows how many contracts fall out before closing.
How do you calculate marketing ROI per lead source?
ROI = (gross profit from closed deals − marketing spend) ÷ marketing spend. A channel with $20,000 of assignment fees on $5,000 of spend has a 300% ROI.
Where should these numbers come from?
From your CRM. Every lead needs a lead source, every contract and closed deal needs to be linked to the original lead, and spend needs to be logged per channel per month. If any link is missing, the numbers are guesses.
Why most wholesalers can't fill this in
The usual gap is attribution: leads come in from mail, PPC, cold calls and texts, but the closed deal is never tied back to the original lead source in the CRM. That's the first thing I check in a CRM Revenue Audit, and it's item four on the free Salesforce Health Check.
